Supply and demand…..this is a common phrase that most everyone picks up on. In the housing market if the supply of houses for sale is high, the prices are usually low; if the supply of houses for sale is low,the prices are high. This is typical in any area of buying and selling. I have been tracking certain towns to see how many houses are actively listed compared to 2009 and 2008. I am doing a market watch and will post the number of active listings per town on the 14th of the month. This will give both home sellers and buyers accurate information on just how many houses are coming on the market and also how many are going under contract.

STOP FORECLOSURE: PRODUCE THE NOTE

Over the past several months, I have been talking to homeowners who are facing foreclosure and am hearing the same thing over and over again. Homeowners who are in desperate need of a loan modification or some assistance due to loss of income or disability, etc. have been given the run around by servicing companies. These servicing companies do not even own the loan but are just acting as go betweens to collect the payments for the original lender. For example, FannieMae uses Chase Home Finance LLC to service most of their loans. If a homeowner defaults on a mortgage payment, Chase contacts the homeowner and initiates foreclosure proceedings. But the question is “who really owns the loan?”. Ask your lender to PRODUCE THE NOTE”. If you are being sued by your lender ask the question “where is the NOTE”. Loan modifications are not working out for troubled homeowners the way President Obama intended. Travelling along Ocean Avenue from Sea Bright through Long Branch NJ there is an array of condominium complexes affording views of the Atlantic Ocean. Some have close up and direct ocean views while others have views that are more distant. Each complex is unique in its design, location, price range and amenities and this is reflected in the sales price. There is a condo for every buyer looking to be close to the ocean but, of course, price is still the driving force to buying the perfect place.

Extending the Tax Credit into 2010

An extension to the popular First Time Home Buyer Tax Credit has been put in place – to take advantage of this tax credit buyer must be under contract by end of April 2010 and close the sale on or before end of June 2010. this extension has given a positive boost to home sales.

The First Time Home Buyer Tax Credit of up to $8,000 is for home buyers who sign sales agreements by the end of April, and close by the end of June. Additionally, this tax credit has been expanded to reach repeat buyers who have owned their current homes for at least five years - these current home owners can take advantage of a reduced credit of up to $6,500. I have noticed an increase in listings coming through reported “pending” – especially, in the price range of $200,000 to $300,000. Interest rates remain at an all time low and as the available inventory of homes for sale diminishes, the prices of homes will rise. The old rule of ”supply and demand” is still key.
