Angelica’s restaurant located on Ocean Avenue in Sea Bright is a hidden gem. Dining here at Angelica’s is like heaven and you are treated like royalty. The food is cooked to perfection and delicious with its homemade flare. Italian music plays in the background and the tables are spacious so you do not feel cramped or rushed. The timing between courses is not rushed and the waiters are courteous and pleasant. You can bring your own wine which is nice.

Mortgage Interest Rates Still Low

Mortgage interest rates are still at an all time low – below 5% for a 30 year fixed rate mortgage. News from the desk of Edward Lepore of Wells Fargo Home Mortgage Division, ….the National Association of Realtors stated that one of the effects of the economic downturn has been the growing share of first time homebuyers entering the market place. In 2009, the number of first time homebuyers increased to 47 percent of all home sales, which was the highest percentage on record since 1981!!

15 year fixed – 3.625%
05 year ARM – 3.125%
07 year ARM – 3.375%

What better way for a homeowner in distress than to meet one on one and get the facts first hand. If questions come up they can be answered immediately, if documents are missing it is known on the spot. So much time is saved by completing a home loan modification application in the presence of a loan officer, especially if questions need to be answered.

Banks are looking to save borrowers from losing their homes because if the homeowner leaves the banks lose too. If you are falling behind in your payments and need assistance do not hesitate to contact your lender. Be persistent and tell them your story, they will listen. There are homeowner counselors available even outside your lending institution. Call your lender and tell them you want to do a work out or need some assistance to keep your home.

Foreclosure mediation is another avenue that can be taken if all else fails. The courts are holding foreclosure mediation sessions and the lender must appear and try to do a work out plan with the borrower. Loan modifications can be worked out but you must qualify with your income and debt ratio. Filing bankruptcy is an option whereby you can eliminate your debt and still save your home. Remember everything is based on your qualifications and the lenders guidelines. But, do try.

Sea Bright is a small community bordered by the Atlantic Ocean and the Shrewsbury River. Living in Sea Bright is very enjoyable all year round; although the summer months are the most fun. Actually, one can get along fine in Sea Bright without a car. Everything you need is at your doorstep. Most importantly, bus service runs right along Ocean Avenue if you need to get to northern or southern New Jersey.

There are plenty of restaurants offering good food and you can get a quick bite at the local pizzeria or a gourmet meal at the famous “Angelica’s” restaurant with their superb Italian cuisine since dining out has become popular on those muggy warm summer nights. Lots of places have tables outside the restaurant – very convenient, especially at the more popular places. Ice cream shops and hot dog stands are the most quick and easy way to grab something on the run.

You can find a dry cleaners, hair salon, laundromat, clothing store and even an antique shop right in the center of town. What about the beaches? Parking is free but there is a charge per person to get on to the ocean beach. Sea Bright ocean beach offers a boardwalk with shaded promenade, outside showers, rest rooms and a small play park for the children.

Living in Sea Bright can bring you a feeling of being on vacation all year long….this is what happened to me when I moved from Hudson County (North Jersey) over 30 years ago.

Condo Owners Beware! Did you know that your entire condominium complex as a whole must be FHA approved before a buyer with a low down payment can get a home loan to purchase. This has been overlooked for years since the real estate boom gave way to almost anyone getting a loan in many variations. Back 20 years, it was as simple as 1-2-3 to get a condo complex VA or FHA approved. This is not the case in today’s uneasy economy. First, it costs a whole bunch of money to get the complex re-approved and many homeowners don’t want to bother, until it is time to sell. The unfortunate part is that due to lack of knowledge by real estate agents and many mortgage reps themselves, the burden falls on the homeowner when the bank announces that they are pulling the loan commitment right before the closing. Checking to see if all the paper work and documents required to close the loan are in place, usually at the last minute, low and behold they find something is missing. How can this happen? It happens and, guess what, everyone is surprised – from the seller’s attorney, the buyer’s attorney, the title company, the mortgage rep, the mortgage company, the real estate agents and on and on……inefficiency is running havoc in every aspect of the home buying process.
